Torch-down roofs
A Seamless, Tough Roof for Flat Surfaces
Torch-down roofing is one of the most reliable flat roof systems in Los Angeles. Each layer of modified bitumen membrane is heated and fused to the one below, so there are no glued seams to open up over time.
We install base sheets and a mineral or white cap sheet, flash every drain, vent and wall properly, and finish with a reflective surface. Not sure which flat roof you need? See flat roofing options.

Torch-Down Roofing FAQs
Torch-down is a modified bitumen roof: rolls of rubberized asphalt membrane heated with a torch so the layers fuse together and to the roof. It creates a seamless, waterproof surface for flat roofs.
Usually 15 to 25 years, depending on sun exposure, drainage and maintenance. A reflective cap sheet or coating helps it last longer.
Yes. It handles heat and foot traffic well, and with a white or mineral cap sheet it reflects the sun.
Yes. Blisters, open seams and leaks around drains and vents can be cut out and patched with new membrane.
It uses an open flame, so it needs trained installers. Our crews follow fire safety practices and do not torch near wood edges and vents.
Both are good flat roofs. Torch-down is thicker and tougher under foot traffic; TPO is lighter and white from the start. We help you pick.
We are open 24 hours Sunday through Thursday and until 2 PM on Friday. There is no field service on Saturday, but you can still call us. Call to book a free roof inspection.
