Tile roof repair

The Tiles Last. The Underlayment Does Not.

A tile roof is two roofs in one: the clay or concrete tiles you see, and the underlayment underneath that actually keeps water out. After 20 to 30 years of sun, that underlayment dries out and cracks, and the roof starts to leak even though the tiles look fine.

We fix tile roofs the right way: lift the tiles, replace the underlayment and flashing, and reset the tiles with matching replacements where needed. Book a free roof inspection and we will show you photos of what is under your tiles.

Why tile

Why Tile Roofs Work in Southern California

Built for the sun

Clay and concrete tiles do not fade or curl, and the air gap under them helps keep the attic cooler.

Fire resistant

Tile is non-combustible, a real advantage in hillside and brush areas.

Lasts for decades

The tiles themselves can last 50 years or more with a re-lay of the underlayment along the way.

The classic LA look

Spanish and Mediterranean homes are built around their tile roofs. We keep that look intact.

Tile Roofing FAQs

Clay and concrete tiles can last 50 years or more. The underlayment under the tiles is what wears out, usually after 20 to 30 years in the Los Angeles sun.

We lift the tiles, replace the worn underlayment, flashing and battens, then put the good tiles back and replace broken ones. The roof keeps its look and gets a new waterproof layer.

Yes. We replace cracked and slipped tiles with matching clay or concrete tiles and check the underlayment around them.

Tiles shed most of the water, but the underlayment underneath keeps the house dry. When it dries out and cracks, water gets through even though the tiles look perfect.

In most cases, yes. We source matching S-tile, barrel and flat tile profiles and keep salvaged tiles for repairs.

Tiles break easily under foot. Our crews know where to step and use roof pads so we do not crack tiles while we work.

We are open 24 hours Sunday through Thursday and until 2 PM on Friday. There is no field service on Saturday, but you can still call us. Call to book a free roof inspection.
